Staging Tips:

Step 1 - De-Clutter/De-Personalize: Box all items that clutter up the look of your home. Clear out hallways, closets, and patios, clear off counters and furniture. Remove family pictures and other personal items. The potential buyer will need to image themselves in the house and these items will deter from that.

Step 2 - Use lots of Light: Light is a HUGE plus for people when they are looking to buy a home. Remove heavy blinds and curtains to let in the natural light as well. 

Step 3 - Remove unnecessary Furniture: If you have several large pieces of furniture crammed in your living room the place will look smaller than it really is. Allow a good flow in the room for showings and Open Houses. 

Step 4 - Color Coordinate: If you have mismatching items it will distract a buyer when they enter a room. Have a color or color scheme that is present in each room.

Step 5 - Paint: Painting is one of the quickest and most cost-effective ways to improve your home.Plus a fresh coat of paint both inside and outside will revitalize your home and give it that new house smell. It's best to use light neutral colors throughout.

Step 6 - Keep it Clean and Fresh: Have the place looking in tip top shape when it is shown. Keep carpets, floors, counter tops and furniture clean and clear. Fresh towels in the bathroom, fresh linens on the beds and fresh flowers on the table.

Step 7 - Make necessary Repairs: If you have any loose ends that are noticeable, fix them. Even if it is something as minor like a loose fixture, broken doorknob, or missing cover plate for a light switch. Remember, it's what potential buyers don't see that counts too.
